NOTICE OF SUBSTITUTE TRUSTEE’S SALE
WHEREAS, on September 29, 2017, JOHN MICHAEL THOMAS executed a Deed of Trust to Walter G. Birdwell, Jr., Trustee for Citizens Bank of Carthage, for a certain indebtedness, which Deed of Trust was recorded in RB 91, Page 257 in the Register’s Of-fice for Van Buren County, Tennessee; and
WHEREAS, default having been made in the payment of the indebtedness, I, WLLIAM D. MITCHELL, Substitute Trustee, by virtue of instrument recorded in the Register’s Office for Van Buren County, Tennessee, will sell the property on Friday, June 26, 2020 at 1:00 o’clock p.m. CDST, at the East Door of the Van Buren County Court-house, Spencer, Tennessee to the highest and best bidder, for cash, as described in the Deed of Trust as follows:
Lying and being in the First (1st) Civil District of Van Buren County, Tennessee and more particularly described as follow, to-wit:
Being Lots No. 46 and 47 on the Plan of Spencer Addition Subdivision, the plat of which is recorded in Plat Book 1, Page 143 in the Register’s Office for Van Buren County, Tennessee, to which reference is made for a more complete description.
Also included in this conveyance is a 2008 Horton Home, Inc., Mirage H40 HS VIN:H401631GLR, HUD Certification Label GE01475661 & GE01475662.
This property is further identified by County Map 030I, Group A, Parcel 049.00 in the Tax Assessor’s Office for Van Buren County, Tennessee and is subject to the requirements as set out in Plat Book 1, Page 133 in the Register’s Office for Van Buren County, Tennessee and is located at 540 Spencer Drive, Spencer, TN 38585.
The previous and last conveyance being a Warranty Deed dated April 30, 2014 and recorded May 2, 2014 in RB: 75, Page 652 in the Register’s Office for Van Buren County, Tennessee.
Said sale will be bar of equity and right of redemption, homestead, dower and all other exemptions. The sale will also be made subject to the payment of all unpaid taxes. The proceeds derived from said sale will be applied to the payment of the costs and charges of the sale and the indebtedness set forth in the Deed of Trust.
The sale held pursuant to this Notice may be rescinded by the Substitute Trustee or adjourned the day of sale to another day, time, and place certain without further publication, upon announcement at the time and place for the sale set forth above.
