NOTICE OF FORECLOSURE SALE

STATE OF TENNESSEE, WHITE COUNTY

WHEREAS, Brian C. Richardson and Judi Richardson executed a Deed of Trust to Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for Quicken Loans Inc., Lender and Joseph B. Pitt, Jr., Trustee(s), which was dated August 28, 2014, and recorded on September 10, 2014 in Book RB352, Page 115, in White County, Tennessee Register of Deeds.

WHEREAS, default having been made in the payment of the debt(s) and obligation(s) thereby secured by the said Deed of Trust and the current holder of said Deed of Trust, Quicken Loans, LLC f/k/a Quicken Loans Inc., (the “Holder”), appointed the undersigned, Brock & Scott, PLLC, as Substitute Trustee, with all the rights, powers and privileges of the original Trustee named in said Deed of Trust; and

NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable as provided in said Deed of Trust by the Holder, and that as agent for the undersigned, Brock & Scott, PLLC, Substitute Trustee, by virtue of the power and authority vested in it, will on October 7, 2020, at 1:00PM at the usual and customary location at the White County Courthouse, Sparta, Tennessee, proceed to sell at public outcry to the highest and best bidder for cash, the following described property situated in White County, Tennessee, to wit:

Beginning on a 6 inch creosote post located on the southern side of the Will Thompson Road, said post is the northwest corner of this described parcel and also a corner for Bruce MacLeod and is farther located S59-24-32 E 1.2 feet from a utility pole and approximately 630 feet West of the intersection of the Old Kentucky Road; thence leaving MacLeod and going with the southern side of the Will Thompson Road N88-04-08 E 100.41 feet and S89-48-44E 161.39 feet to a 1/2 inch pipe; thence leaving the Will Thompson Road and going with Brigham T. Young S09-55-23W 257.49 feet to a steel post and N85-06-48 W 91.94 feet to a creosote corner fence post; thence leaving Young and going with Bruce MacLeod N79-18-12 W 135.79 feet to a creosote corner fence post and N02-00-55 E 217.88 feet to the beginning, containing 1.35 acres, as surveyed by the David H. Bradley--Land Surveying Company, R.L.S. #1137, 3788 Coal Bank Road, Sparta, Tennessee 38583, on 1 June, 1999.

Being the same property conveyed to Brian C. Richardson, by deed dated May 1, 2013 of record in Deed Book RB331, Page 123, in the County Clerk's Office.

All right and equity of redemption, statutory or otherwise, homestead, and dower are expressly waived in said Deed of Trust, and the title is believed to be good, but the undersigned will sell and convey only as Substitute Trustee.
